1) House Extensions & Full Home Renovations in Walton-on-Thames

We have completed a number of extensions and full home renovations in and around Walton-on-Thames over the years, and there is a common theme behind many of the projects we're asked to look at: the property may have plenty of potential, but the existing space, layout or condition no longer works for the people living there.

Sometimes the house simply needs more space. On other projects, the square footage is already there but it's divided into rooms that don't suit modern family life. Often, the right solution combines an extension with significant internal alterations, allowing us to reconsider how the whole property works rather than simply adding another room.

At IN Construction Ltd, these are exactly the types of projects we specialise in. With more than 15 years' experience, our focus is on house extensions, full home renovations and personally project-managed residential building work throughout Walton-on-Thames and surrounding areas including Hersham, Weybridge, Esher and Shepperton.

2) A Full Home Renovation on Dunsmore Road, Walton-on-Thames

One example of our work locally was the complete renovation of a mid-terrace property on Dunsmore Road.

Our clients had recently purchased the property as their first home, with the intention of settling there and starting a family. The house itself had plenty of potential, but internally it was tired, dated and wasn't particularly well suited to how they wanted to live as a modern family.

This wasn't a case of redecorating a few rooms or simply replacing the kitchen. The property needed to be considered as a whole.

We completely stripped the house out and carried out a comprehensive renovation that included:

  • A complete electrical rewire and new consumer unit
  • Full replumbing of the heating and water systems
  • A new boiler system
  • Insulated plasterboard to the external-facing walls
  • Sound-reducing plasterboard to the party walls
  • Plastering throughout
  • A new bathroom
  • Revised bedroom layouts
  • A new kitchen
  • New flooring throughout
  • Full decoration
  • All new timber elements, including doors, skirtings and architraves

The insulation and sound reduction were particularly relevant to this property. Being a mid-terrace house, we were able to use the wider renovation as an opportunity to improve the external-facing walls while also introducing sound-reducing plasterboard to the adjoining party walls.

Rather than treating the electrics, heating, bathroom, kitchen and bedrooms as a series of unrelated jobs, we approached the property as one coordinated renovation.

The result was a complete transformation: from a dated first purchase requiring substantial modernisation into a fully finished home ready for its owners to move into and grow into as a family.

3) House Extensions in Walton-on-Thames

A lot of extension enquiries start with a homeowner telling us they need more space.

One of the first things I want to understand is why.

Is the kitchen too small? Does the existing ground-floor layout feel disconnected? Is there nowhere suitable for the family to sit and eat together? Has the property simply been outgrown?

Understanding the problem first helps us determine what the extension actually needs to achieve.

Depending on the property and the client's requirements, this could involve a rear, side or wrap-around extension alongside significant internal alterations to create a better relationship between kitchens, dining areas and living spaces.

The important part is how the additional space integrates with the existing house.

We don't want a finished extension to feel like another box has simply been attached to the property. The new and existing areas should work together and ultimately create a home that better reflects how that particular family lives.

4) Full Home Renovations in Walton-on-Thames

Properties around Walton-on-Thames vary considerably, from older Victorian and Edwardian houses to mid-to-late 20th-century family homes and more recent developments.

The buildings may be different, but one of the recurring reasons we're contacted is remarkably similar: the existing property no longer suits the way its owners want to live.

Older or neglected homes can have dated layouts, disconnected living spaces, ageing electrical and heating systems, poor insulation or simply require comprehensive modernisation throughout.

A full renovation gives us the opportunity to address those issues as one project.

Depending on the property and specification, our renovation work can include:

  • Structural and layout alterations
  • Electrical upgrades and complete rewires
  • Plumbing and heating systems
  • Kitchens and bathrooms
  • Insulation improvements
  • Plastering
  • Carpentry and joinery
  • Flooring
  • Decoration and finishing

Sometimes a comprehensive renovation is enough to completely change how a house works.

Sometimes additional floor space is genuinely required.

And on many substantial projects, an extension combined with internal remodelling provides the strongest overall solution.

5) Personally Project Managed from Start to Finish

One of the things we've deliberately retained as IN Construction has grown is direct responsibility for our projects.

I remain personally involved throughout.

That means you don't agree your project with me initially and then find yourself dealing with a completely different point of contact once construction starts.

Major extensions and renovations involve a lot of moving parts. Structural works, carpentry, plumbing, heating, electrics, plastering and finishing trades all need to happen in the correct sequence.

My role isn't simply to get different trades onto site. It's to oversee the project, coordinate the work, maintain standards, deal with decisions and problems as they arise and make sure the client understands what's happening and what comes next.

When somebody is handing over a significant part, and sometimes virtually all, of their home for an extended period, I believe that accountability matters.

6) Planning Your Extension or Renovation

If you're at the beginning of an extension or renovation project, you don't necessarily need to have every detail decided before speaking to us.

Some clients approach us with architectural drawings, structural calculations and planning approval already in place. Others are much earlier in the process and simply want to understand what's realistic and what needs to happen next.

Either is fine.

For substantial residential work, however, good information before construction begins is extremely important. Drawings, structural requirements, specifications and client selections can all materially affect the cost and programme.

I'd rather identify an area of uncertainty and explain it properly than present an artificially precise figure before enough information exists to support it.

The same principle applies once construction begins. Renovating an existing property can occasionally uncover conditions that couldn't reasonably have been identified beforehand. Where that happens, our approach is to document what we've found, explain the implications and discuss the available options before additional work proceeds.

Clear communication and transparency are a fundamental part of how we manage our projects.

7) Looking for a Builder in Walton-on-Thames?

If you've been searching for a builder near me, a builder in Walton-on-Thames or an extension and renovation specialist near you, I'd recommend starting with what you actually want your property to do differently.

You may genuinely need additional floor space.

You may already have enough space but need a fundamentally better layout.

Or, like our clients on Dunsmore Road, the property may require comprehensive modernisation before it becomes the family home you want it to be.

That's where our initial conversation starts.

We can look at what you're hoping to achieve, where you currently are in the process and what the sensible next steps should be.

8) Frequently Asked Questions

How much does a house extension in Walton-on-Thames cost?

There isn't one figure that can responsibly be applied to every extension. Size, structural requirements, access, glazing, specification and the extent of alterations to the existing house can all significantly affect the overall cost.

Once we understand the proposed scope and have sufficient project information, we can provide a much more meaningful estimate rather than relying solely on a generic square-metre rate.

How much does a full home renovation cost?

This depends heavily on the property, its existing condition and the specification.

A cosmetic refurbishment is fundamentally different from a comprehensive project such as our Dunsmore Road renovation, which involved new electrical, plumbing and heating systems, insulation improvements, new layouts, kitchen, bathroom, plastering and flooring.

We therefore establish what's actually required before putting meaningful costs against the work.

Do you manage the entire extension or renovation?

Yes. Our major residential projects are project managed from start to finish, and I remain personally involved throughout.

We coordinate the different stages and specialist trades so the homeowner has a clear point of responsibility throughout the construction process.

Can I contact you before I have architectural drawings?

Yes. I'm happy to discuss a project at an early stage and help establish what the sensible next steps are.

Equally, if you already have architectural drawings, structural calculations, planning approval or a developed specification, we can review the information available and discuss the construction stage from there.

Do you undertake complete house renovations in Walton-on-Thames?

Yes. Full home renovations are one of our core services.

These can range from substantial internal remodelling through to complete strip-out and refurbishment projects involving structural alterations, electrics, plumbing and heating, insulation, kitchens, bathrooms, plastering, carpentry, flooring and decoration.

Do you work outside Walton-on-Thames?

Yes. Alongside Walton-on-Thames, we undertake suitable extension and renovation projects throughout surrounding areas including Hersham, Weybridge, Esher and Shepperton.

How long will my extension or renovation take?

That depends on the size and complexity of the project, the structural requirements and the final specification.

Once the design and scope are sufficiently developed, we can establish a realistic construction programme based on the actual work required rather than giving an arbitrary timescale before understanding the project.
