1) Professional Floor Fitting & Floor Preparation Specialists in Surrey

Flooring is one of the final elements of a renovation, but the quality of the finished floor depends heavily on the work underneath it.

At IN Construction Ltd, we provide floor preparation and installation as part of our residential renovations, refurbishments and wider property improvement projects in Surrey. With more than 15 years' construction experience, our approach is not simply to lay a new floor over whatever is already there. We assess the existing construction, carry out the preparation required and install the chosen flooring as part of the wider project.

We work with a broad range of floor finishes including engineered and solid timber, LVT, Amtico, Karndean laminate, vinyl, carpet, herringbone and parquet-style flooring, as well as tiled floors where these form part of the project.

2) Floor Preparation Before Installation

A good floor finish starts with the substrate.

Before installation, we consider the condition, level and construction of the existing floor and what preparation is required for the proposed finish.

Depending on the property, this can include:

  • Removal of existing floor coverings
  • Subfloor inspection and preparation
  • Repairs to damaged timber floorboards
  • Replacement of unsuitable or damaged sections
  • Floor levelling
  • Application of suitable smoothing or levelling compounds
  • Plywood or appropriate overboarding
  • Preparation for LVT and other finishes requiring a particularly consistent substrate
  • Suspended timber floor repairs
  • Insulation between accessible floor joists where appropriate
  • Skirting removal and replacement
  • Trimming or adjusting doors following changes in finished floor level

We don't believe in hiding defects beneath a new floor covering. Where preparation is required, we'll identify it and incorporate the appropriate work before the finished flooring is installed.

3) Timber, Herringbone & Parquet Flooring

Engineered and solid timber floors can completely change the character of a room, particularly when they form part of a wider home renovation.

We can install traditional straight-laid boards as well as herringbone and parquet-style arrangements where appropriate to the chosen product and substrate.

These installations require careful setting out. With herringbone in particular, the starting position and alignment have a major influence on how the finished floor looks through doorways, along sight lines and against surrounding features.

Preparation and setting out therefore receive just as much attention as laying the floor itself.

4) LVT, Laminate & Vinyl Flooring

LVT, laminate and vinyl products can provide practical finishes for many areas of a property, but different products have different requirements.

A high-quality LVT finish, for example, relies heavily on the preparation beneath it. Imperfections in the substrate can become apparent in the finished floor if the preparation is rushed.

Where required, we can undertake the levelling, smoothing and overboarding work before installation rather than treating preparation and floor fitting as completely separate jobs.

5) Carpet Installation

Where carpet forms part of a larger renovation or refurbishment, we can coordinate its installation alongside the other finishing trades.

This is particularly useful on whole-house projects where decoration, carpentry, doors, skirtings and flooring all need to be sequenced correctly.

Rather than the homeowner having to arrange another contractor at the end of the build, the flooring can form part of the overall project programme.

6) Tiled Floors

We also install tiled floor finishes as part of our renovation work, particularly within kitchens, bathrooms, entrance areas and other suitable spaces.

As with other floor coverings, preparation is critical. The substrate needs to be appropriate for the proposed tile finish, with movement, stability and floor levels considered before installation begins.

7) Looking Beyond the Finished Floor

One advantage of completing flooring as part of a wider renovation is that we can consider what's happening underneath it while access is available.

During a full home renovation we completed on Burtons Road in Hampton Hill, for example, the existing living-room floorboards were lifted so we could install PIR insulation between the suspended timber floor joists.

The boards were then reinstated and the floor prepared for its final finish.

Carrying out that work while the room was already undergoing comprehensive renovation allowed us to improve the floor construction before covering it again. It would have been considerably more disruptive to return and undertake the same work after the room had been completely finished.

That's why we look at flooring as part of the building rather than simply the decorative surface you see at the end.

8) Residential & Commercial Flooring Projects

While much of our flooring work forms part of residential renovations, we also undertake suitable commercial flooring projects.

A recent example was work carried out at Ashford Town FC, where flooring formed part of improvement works to the clubhouse facilities.

The requirements of a commercial or communal space can be very different from those of a private home, so product suitability, durability, preparation and how the area will be used all need to be considered when determining the appropriate floor finish.

9) Flooring as Part of a Full Home Renovation

Flooring often comes relatively late in a construction programme, which means its installation needs to be coordinated with everything that comes before it.

On a full renovation, that might include structural work, electrical and plumbing installations, plastering, kitchen installation, bathroom works, carpentry and decoration before the final floors are installed.

Managing these elements together also allows us to deal properly with details such as finished floor heights, transitions between rooms, thresholds, skirtings and doors.

It's a small example of why we prefer to consider a property as a complete project rather than a collection of unrelated trades.

10) Can IN Construction Ltd Supply the Flooring?

We can work with flooring supplied as part of the project or with products already selected and purchased by the client.

The important part is establishing the proposed product early enough to confirm its installation requirements, the condition of the substrate and any preparation that needs to be incorporated into the programme.

Where flooring forms part of a larger renovation, we can discuss the available options during the planning and specification stages.

11) Frequently Asked Questions

What types of flooring do you install?

We work with engineered timber, solid timber, herringbone and parquet-style flooring, LVT, laminate, vinyl and carpet, as well as tiled floors where appropriate. The correct installation method and preparation will depend on the chosen product and existing substrate.

Do you prepare the floor before installing new flooring?

Yes. Where required, we can carry out subfloor repairs, levelling, smoothing, overboarding and other preparation before installation. We would rather resolve an unsuitable substrate properly than conceal a problem beneath a new floor finish.

Can you repair an existing timber floor before laying new flooring?

Yes, where appropriate. We can inspect existing floorboards and suspended timber floors and carry out repairs or replacement to damaged areas as part of the preparation work.

Can you insulate beneath an existing suspended timber floor?

Where the construction and access allow, this can sometimes be incorporated into a wider renovation. At our Burtons Road project in Hampton Hill, for example, we lifted the existing floorboards and installed PIR insulation between the joists before reinstating the floor.

Do you remove and replace skirting boards?

Yes. Where the project requires it, skirtings can be removed and replaced as part of the flooring and wider carpentry package. We can also deal with door adjustments where changes in finished floor level make these necessary.

Do you fit flooring as part of full home renovations?

Yes. This is where much of our flooring work sits. Incorporating the flooring into the overall renovation allows us to coordinate preparation, carpentry, decoration, thresholds and final floor levels with the rest of the construction programme.

Do you undertake commercial floor fitting?

We can undertake suitable commercial flooring projects alongside our residential work. The proposed use of the space, existing substrate, required durability and chosen product all need to be considered before determining the appropriate specification.
